
The Australian Institute of Architects has honoured the creativity and expertise of Brisbane’s architects at this year’s Greater Brisbane regional awards.
The 2025 John Dalton Award for Building of the Year went to Blok Three Sisters, designed by Blok Modular in collaboration with architects Vokes & Peters. Commissioned by three sisters, this sophisticated example of prefabricated housing also took home a commendation for Residential Architecture in the Multiple Housing category.
Nestled on Point Lookout, Stradbroke Island, the pale blue and white modular structure rests on timber deck foundations among established native trees. The home’s thoughtfully designed facade creates a rhythmic screen, balancing privacy with filtered light and ocean views, while sliding glass doors link the interior to an outdoor deck.
Judges noted that “the unconventional prefabricated terrace house model provides privacy and community and sits comfortably within a relaxed island setting”.
Blok Three Sisters proves that prefabricated housing, a construction method where most of the house is built off-site, can be both beautiful and efficient.
This housing type can be integrated into Brisbane’s suburban landscape, including backyard sites, to offer a flexible solution to housing needs.
2025 Greater Brisbane House of the Year Award
Sydney House in New Farm, designed by Cavill Architects, was named House of the Year.
A heritage-listed dwelling and prominent landmark, Sydney House has been transformed into a generous family home through carefully crafted architecture.
The architects managed small lot constraints, heritage constraints and the home’s inner-city context to deliver a modest design that complements the fabric of the house without mimicking its original style.
The judges praised the project as a “skilfully crafted and highly considered” example of residential architecture.
The project received two commendations – one for Heritage Architecture and one for Residential Architecture in the Houses (Alterations and Additions) category.
2025 Greater Brisbane Regional Project of the Year
Designed by Blight Rayner Architecture, St Aidan’s Anglican Girls School Sports Performance Centre was awarded Regional Project of the Year.
Judges commended the architect’s use of affordable materials and creative detailing to build a sports facility in Corinda, one of Brisbane’s leafy south-west suburbs.
Designed with a “restrained elegance”, the project “addressed key challenges, including master planning, flood mitigation, structural optimisation, futureproofing, natural ventilation, and landscape integration.”
The project also received a commendation for Educational Architecture.
The Lord Mayor’s Brisbane Buildings that Breathe Architecture Prize
COX Architecture’s Somerset Indooroopilly Retirement Community has been honoured with The Lord Mayor’s Brisbane Buildings that Breathe Architecture Prize.
The judges hailed the project as an excellent example of retirement living design.
The project also received a commendation for Residential Architecture in the Multiple Housing category.
The 2025 Greater Brisbane People’s Choice was awarded to the Floating Gable House by Phorm Architecture + Design.
Good architecture for the health sector was also recognised. The Queensland Satellite Hospitals Program, designed by Trotter Architects with Architectus Conrad Gargett and GHD Design, was commended for Urban Design and shortlisted for the Art & Architecture Prize and the EmAGN Project Award.
Commendations and Shortlistings
37 additional Greater Brisbane projects received regional commendations across various award categories. The awards were announced at a ceremony in Brisbane on Friday 11 April 2025.
All commended projects from the region are now shortlisted for the Australian Institute of Architects Queensland Architecture Awards, set to be announced in June.
