Piccadilly at 340 Queen street is a small office building with a basement restaurant designed by JAR Architects. The interior design work by Blight Rayner focuses on the atrium foyer, a three storey high space that acts as threshold to the office levels and enables glass lift access to the restaurant and offices. The design ethos is one of restraint, stripping layers of change back to original surfaces and complementing them with industrial aesthetic. This relatively spartan approach set the scene for two artist works – one by Kenji Uranishi inhabiting a ‘showcase’ (abstracting the original Piccadilly merchandise showcase) and one a suspended light work by Alexander Lotersztain. The works resonate with each other in thematic content. The office floors are left ‘cold shell’ for tenants to retain original surfaces including murals still visible. The atrium foyer is an inspiring space rich with meaning associated with the building’s history.

Our brief was extremely challenging. It was to enlarge the lettable floor space within the envelope of our existing small office building but with an additional floor and enlarged basement while also preserving parts of the existing character that had been concealed by years of poor refurbishment. Blight Rayner not only achieved this – retaining an 1890s clerestory roof and revealing original brickwork for example – but did it in a way that recalls the 1890s architecture and the 1950s Piccadilly Arcade, naturally ventilating it as well. Blight Rayner has both met our objectives and made a delightful cityscape contribution.
