The Social Housing building at Waterloo Metro Quarter forms part of a transit-oriented development centred on the new Waterloo Metro Station. The precinct delivers genuine housing diversity while embedding everyday amenity above major public transport. Positioned above the southern station box, the Social Housing building establishes a clear residential identity that mediates between the established neighbourhood and evolving mixed-use precinct.
Responding to complex metro infrastructure constraints, the architecture is articulated into three volumes, reducing perceived scale to read as a collection of homes. A robust palette of brick, concrete and metal provides longevity and a deliberately residential character. Floorplates maximise daylight, ventilation and outlook, accommodating 70 dwellings from studios to three- and four-bedroom apartments. A roof terrace and shared spaces foster social connection and reinforce the building’s role as a stable, long-term home for around 100 residents.
The breadth of apartment types and amenity contributes to a sustainable community with the range of tenants who can reside and live successfully together. The configuration of the units is fantastic and is something that is regularly mentioned during home visits, the size and layout of the units make their day-to-day living enjoyable. To quote a resident directly… "this new home is so beautiful and we are very, very happy. It is a better future for my children and myself. It’s a miracle come true. It’s a lot healthier for my family and we just can’t wait to live here."
