We saw an opportunity to create a new rhythm for the site—a building that stands in quiet response to that urban momentum. Studio 33 is a dynamic interplay of forms: a heritage podium holding fast to the past, with two distinct volumes rising to meet the future. Our goal was to create a commercial building that feels long-established yet unequivocally modern, rooted in its industrial context while reaching toward the skyline.
The design anchors to its history through the retained masonry facade. Above, a rectilinear glazed volume maximises light and city vistas, while the western corner features red brickwork detailed at varying angles to mimic the rhythm of passing trains. Inside, we kept the architectural rawness but softened it with warm materials. With an entry plaza tucked behind the heritage wall and a rooftop deck for community, we’ve delivered a space where old and new coexist.
Having owned this textile factory for years, and we always knew it had more to give, we wanted to honour its industrial past while creating a genuinely modern workplace for Melbourne's changing business district. The design team understood that balance perfectly; they've delivered a building that feels rooted in history yet completely contemporary. The rooftop and entry plaza will be real assets for our tenants and the broader community. Studio 33 is exactly the kind of thoughtful, ambitious architecture this precinct needs.
