99 Spring Street is a landmark apartment building situated at the edge of the Melbourne’s city grid. Outlook spans 180 degrees from the leafy greens of the eastern suburbs to the dense grain of the CBD. The existing floor plate was characterised by a series of dividing walls that segregated the living spaces and obstructed the potential for panoramic experience of the city.

The project encompassed the subtle reworking of the existing program to better serve the clients’ aspirations to entertain in an easy and relaxed way while retaining an intimate, domestic sensibility. White partition walls give way to series of deeply coloured timber pods that act to edit and curate views to the city skyline and allow light to filter through the apartment over the course of the day.

Prefabricated assembly was employed to mitigate site limitations, heating and cooling was decentralized and glazing replaced to improve environmental performance.
