1 Midland Square sets a quiet benchmark for adaptive reuse, showing how a legacy office asset can be renewed to deliver commercial, environmental and civic value. Guided by an ethos of ‘doing more with less’, the project prioritises retention over replacement, with more than 90% of the existing structure and solid envelope retained.

A small number of decisive interventions transform the building experience. A new four storey atrium carved into the central wing draws daylight deep into the plan, while a sculptural stair acts as a social connector, linking all floors. New independent lobbies improve arrival experience and increase flexibility for future tenancy change. Externally, a fin “veil” refreshes building identity and heightens its visible presence within the precinct.

Delivered through a staged refurbishment within a live working environment, the project strengthens confidence in Midland’s CBD renewal, demonstrating the value of adaptive re-use through thoughtful, sustainable design.

Hassell delivered an outstanding transformation of our office asset at 1 Midland Square, repositioning the building as a contemporary workplace. Their design vision introduced a light-filled atrium, intuitive wayfinding and upgraded amenities that have improved comfort, connection and tenant experience. Sustainability initiatives, including solar PV generation and EV charging infrastructure, enhance performance, reduce operating costs and build resilience. Flexible floorplates and a building identity future-proof the asset for changing tenancy needs. Importantly, Hassell managed a staged refurbishment, maintaining business continuity throughout construction. The result is a workplace people choose a catalyst for activity, confidence within the broader Midland CBD area.
