Newmarket South, the second stage of Newmarket Randwick’s urban renewal, continues the transformation of a neighbourhood that celebrates heritage, landscape and public life. Extending southwards, it strengthens connections to surrounding streets, parks and schools while introducing a diverse mix of housing.
The project was realised by three architects – Bates Smart, SJB and Neeson Murcutt Neille – working within a shared urban framework to design complementary buildings with distinct identities. New and extended streets enhance permeability and legibility across the site, while building heights transition sensitively to surrounding low-scale neighbourhoods.
Together, apartments, terraces and townhouses are unified by a cohesive material language and landscape strategy, reinforcing Newmarket’s character as a lively neighbourhood that balances heritage, density and community life. Newmarket South builds on the success of the eastern precinct to support a vibrant and amenity-rich residential community.
Newmarket Randwick Stage 2 builds on Cbus Property’s vision for the masterplan to create a permeable, design-led neighbourhood connected to its setting and heritage. Comprising Young & Fennelly, Jane St. Terraces and The Chiltern Collection, the stage offers a mix of apartments and terraces that balance the architectural elegance of Bates Smart, SJB and Neeson Murcutt Neille with evolving lifestyles. The architecture encourages social interaction and outdoor living, fostering a strong sense of community while providing sustainable, amenity-rich homes. Together, the three designs contribute to a cohesive yet varied precinct, enriching the Randwick fabric and delivering enduring value for residents.
