Iris Capital’s Soul and Lyrique form the second stage of Newcastle’s East End precinct, transforming an entire city block of Hunter Street Mall into a vibrant mixed-use destination. The $70 million, 12,760m² redevelopment retains and reactivates significant heritage buildings – including the Lyrique Theatre, Masonic Hall, adjoining terraces and three additional structures – blending historic character with contemporary architecture.
The project introduces 121 light-filled apartments, communal courtyards and landscaped terraces while restoring Hunter Street Mall as a lively civic address. An open pedestrian laneway continues the Stage 1 connection and is activated by retail, hospitality, and public art, including the striking suspended “Urban Chandelier”.
Through close collaboration with heritage specialists, engineers, landscape architects and artists, the design balances cultural responsibility with economic value. Durable materials, adaptive reuse, and fine-grain urban design safeguard heritage while delivering a resilient, people-focused precinct that anchors Newcastle’s city centre renewal.
The design of East End Stage 2 enhances daily life by prioritising natural light, cross-ventilation, and diverse apartment types to suit varying lifestyles. A walkable, vibrant community ensures access to retail, dining, and recreation at the doorstep.
Activation of the ground plane with retail and bespoke food and beverage offerings supports work, leisure, and social connection. Integration with Stage 1 and the wider public domain promotes seamless movement and active living.
Heritage terraces reimagined as townhouses blend old and new, offering character and convenience. Altogether, the design supports balanced living within a connected, evolving urban precinct.
