Media summary

Guoco Midtown, a landmark urban block redevelopment on Beach Road, Singapore, sets a new standard in urban open space design, giving 25% of the ground plane back to the city as Privately Owned Public Spaces (POPS).

Eight gardens and plazas provide 19,000m² of open space including the large, covered Midtown Square and Midtown Market which can be transformed into an open event space for over 2,000 people.

In addition to this, an impressive 94% of the site area is dedicated Landscape Replacement Area (LRA), accessible to the public and all building occupants.

The 88,300m² mixed-use precinct integrates premium office spaces, residential units, F&B, and retail, ensuring urban vibrancy and day-to-night activation. A continuous network of weather protected pathways provide enhanced pedestrian accessibility and amenity combining to create a distinctive experience and unique sense of place. Guoco Midtown is certified Green Mark Platinum.

International Chapter Named Award for Urban Design

International Jury Citation

Guoco Midtown establishes a significant evolution in Singapore’s urban fabric through a high-density mixed-use development composed of a commercial tower integrated with a series of lower-rise volumes and publicly accessible spaces. Enabled by planning frameworks that exchange additional floor area for public amenity, the project leverages this mechanism to deliver a substantial network of privately owned public space (POPS), expressed as a public realm that shifts in character from the ground plane to elevated landscapes.

Rather than adopting a conventional podium-and-tower superblock, the development is organised as a permeable network of streets, courts, and sheltered urban rooms. This distributed approach introduces a finer urban grain, extending the city vertically while maintaining strong connections to street level.

The retention and restoration of the former Beach Road Police Station anchors the development within a longer civic history, reinforcing continuity amid large-scale transformation.

Through the integration of heritage, density, climate responsiveness, and public accessibility, the project advances a refined model of contemporary urban development. Its clarity and restraint position Guoco Midtown as a deserving recipient of the Named Award for Urban Design.
