Developed for Fortis, the project consolidates multiple sites while retaining the rhythm and scale of the former buildings, introducing civic generosity along the street front

Three scalloped recesses widen the footpath to create a sequence of public pockets that mediate between street and building. They also support outdoor dining and align with the heritage-listed former State School opposite. A red brick podium anchors the building materially, while the scalloped upper form reduces perceived bulk and improves daylight internally. 

Communal amenity is prioritised through a rooftop designed for work and physical activity, including a basketball court, yoga/Pilates and power-enabled seating. Premium end-of-trip facilities with a sauna, and a podcast studio cater to user needs. 65 Dover demonstrates that design quality can drive commercial success and community life.

We wanted 65 Dover to set a new benchmark for contemporary commercial space in Cremorne. Our focus was on creating a building that genuinely enhances the daily experience with generous floorplates, an activated ground plane and a world‑class rooftop that encourages productivity, collaboration and connection. Sustainability and wellbeing were central to every decision, from carbon‑neutral operations to premium end‑of‑trip facilities and protected city views. For us, 65 Dover isn’t just a building; it’s a contribution to the precinct and a place where businesses can thrive.
