This mixed-use development enhances Bondi’s evolving, urban landscape while respecting its established character. Introducing much-needed housing density within a compact footprint, it serves as an intersection between a vibrant retail and hospitality hub, pocket park, and the low-density residential neighbourhood edge.
The curved building form and materiality of blonde, face brick, concrete and timber reference the bark of the neighbouring melaleuca trees, reinforcing the project’s relationship to its beachside context and the inter-war apartment buildings that characterize the area. A stepped rear façade and garden setback transitions to the quieter, low-scale residential area behind, maintaining access to sunlight and aspect.
Landscaped, north-facing balconies serve as an extension of the living rooms, framing views of the treetops. The communal open stair and hallways within the landscaped light void encourage human connection, while the commercial tenancy’s corner aspect actively engages with Hall St and adjacent park, together promoting a walkable, thriving community.
