Wentworth Quarter is a new build-to-rent community in Wentworth Point, one of Australia’s most densely populated suburbs. The waterfront site is the first stage of a masterplan that extends from Hill Road to the foreshore. Wentworth Quarter meets the neighbourhood’s demand for a growing population with 200 high-quality, build-to-rent apartments and eight townhouses.
The architecture comprises two L-shaped buildings, organised around a landscaped courtyard. A 30m-wide foreshore provides new public open space. Buildings step down in height to reduce overshadowing to the foreshore, maximise views over Homebush Bay and deliver apartments with large, landscaped terraces. Facades are facetted, opening apartment views to the water. A two-storey foreshore element accommodates the townhouses, where living spaces are cleverly planned to optimise outlook.
Diverse amenities create opportunities for residents to connect, including a co-working space, gym, pool, media and music rooms, rooftop lounge + BBQ terrace and indoor/outdoor dining areas.
This project sets a benchmark for liveability in mid-rise multi-residential developments balancing street context and interior amenity. The design team has skilfully deployed the tools of this typology, budget, and procurement process, achieving an outcome of understated design excellence.
The design dramatically elevates the quality of the neighbourhood whilst being deferential to the foreshore and delivering on the promise of the precinct masterplan. The project also offers valuable lessons for the design of medium-density housing and sleaved parking, so often a necessity on former industrial land.
The U-shaped form is enriched through sophisticated formal devices and elegant detailing. The building steps down towards the promenade to yield terraced garden apartments, ideal for families with children. Faceted side elevations offer structured diversity; a marvellous device in response to the context. Adjustable vertical louvres allow personal management of privacy and bring subtle variation to the overall facade composition.
With a diverse mix of apartment types and communal facilities, it offers incredible amenity without relying on interior design. The project addresses residential design challenges with innovative solutions; enhancing privacy, views, and communal connectivity.
Our vision for Wentworth Quarter was to transform an industrial site into an empowering build-to-rent community where lifestyle and wellbeing is amplified. Bates Smart’s understanding of our brief resulted in cleverly designed residences that overlook Homebush Bay, maximising the number of apartments that access water views. These are complemented by resort-like amenities. The architecture elevates the Wentworth Point neighbourhood with its stepped and facetted form, setting the precedent for the design quality of the future masterplan.
