Nine The Esplanade is a landmark collaboration between New York–based REX and Hassell, defined by simplicity, elegance and refined detailing. Part of a two-tower masterplan, the project extends public amenity and strengthens pedestrian connections between Perth’s CBD and the Derbarl Yerrigan.
The 19-level tower is organised on a precise 1500 mm planning grid to deliver large span, column free workplace floors. A calm, consistent palette supports a rich internal experience of light, volume and outlook to the river. The façade is articulated by fluted external mullions that integrate structure and expression, reducing material use while creating a self-shading rhythm that defines the building.
A multi-level lobby extends the public realm through shared spaces including business lounge, café, coworking and conferencing, alongside waterfront hospitality. More than a commercial building, the design balances premium workplace requirements with a clear civic ambition at Elizabeth Quay.

Nine The Esplanade is a refined and assured addition to Perth’s waterfront, balancing the demands of a premium commercial workplace with a generous civic presence. As part of the Elizabeth Quay masterplan, the project carefully calibrates built form to enhance public realm outcomes, strengthening pedestrian connections and protecting solar access to the Derbarl Yerrigan.
The architecture is defined by clarity and restraint. A rigorous planning grid and large-span, column-free floorplates deliver highly flexible and efficient workplaces, while a calm material palette establishes a composed and enduring character. The fluted external mullion system integrates structure, performance and expression, reducing material use while providing effective self-shading and reinforcing the building’s identity.
At ground level, the building extends the public domain through a permeable, multi-level lobby and active edges that invite occupation beyond the workplace. Retail and hospitality uses contribute to a lively, all-day precinct, while cultural engagement with Whadjuk Noongar representatives embeds a meaningful connection to Country.
With strong environmental credentials and a sophisticated integration of architecture, urban design and culture, Nine The Esplanade sets a benchmark for contemporary commercial development in Perth.
