443 Queen St establishes a new subtropical residential tower typology for Brisbane, reconnecting the CBD to the river and restoring pedestrian connections and historic view corridors lost for over a century. Positioned at a critical urban nexus, the project delivers an exceptional public realm—vibrant terraces, food outlets, and lush tropical gardens—reactivating a neglected precinct.

Reinterpreting Queensland's vernacular 'Queenslander' architecture, the design employs operable louvres, hybrid cooling, and climate-responsive elements, achieving Australia's first 6 Star Green Star rating for residential design. Challenging energy-intensive norms, naturally ventilated lobbies become sheltered garden pavilions, while an elevated, cross-ventilated carpark eliminates common areas' typical 60% energy burden.

All apartments achieve 100% cross-ventilation with double the typical façade area, empowering individual control without mandating air-conditioning. With 4,400sqm of landscaped gardens (204% green plot ratio) and rainwater harvesting, the project delivers sustainable homes embodying Brisbane's subtropical identity.

Cbus Property introduced a new benchmark for subtropical apartment living in Brisbane with 443 Queen St. Designed to offer an elevated residential lifestyle, the tower reimagines the typical high-rise experience through open-air arrival gardens, expansive balconies and naturally ventilated spaces that respond to the city’s benign climate. With river views from each of the 264 large-format residences and resort-style amenity to enhance everyday comfort and encourage social connection, the building fosters a genuine sense of retreat within the city. As a skyline-shaping landmark, 443 Queen St delivers enduring quality and architectural innovation, setting a world-class standard for living and design.
