Seafarers 1 Hotel & Homes Melbourne demonstrates how heritage-led architecture can support a refined contemporary model of city living. Located within the Seafarers precinct on the Birrarung, the residential component sits above the restored Goods Shed No.5, integrating premium hotel-branded homes within a sculptural freestanding form. A fluid upper residential volume informed by the movement of the river generates unique floor plates, varied outlooks and light-filled interiors. Extensive retention and reuse of original materials embeds the site’s industrial memory within everyday living. Generous terraces, natural material palettes and strong indoor–outdoor connections define the residences, culminating in two penthouses conceived as nature-connected dwellings. The project establishes a new benchmark for adaptive reuse, urban renewal and multi-residential architecture along Australia’s urban waterfronts.

FK and One Design Office translated Riverlee’s vision for meaningful urban renewal into a place that balances sustainable luxury with authenticity and community connection.

The adaptive reuse of Goods Shed No.5, combined with biophilic design, reclaimed materials and generous public spaces, creates an environment that enhances wellbeing, fosters connection and celebrates place.

The project strengthens Melbourne’s waterfront and exemplifies Riverlee’s commitment to sustainability, heritage and creating destinations that endure.
