Programs are organised through vertical zoning and a consolidated back-of-house network supporting thousands of staff and visitors daily. A porous podium structure allows commercial uses to engage streets and public spaces, while servicing and logistics remain discreet and efficient.

Sustainability is embedded through district-scale energy systems, naturally ventilated spaces, high-performance façades, water reuse and flood-resilient infrastructure.
