Hall and Campbell distils Bondi’s relaxed beach culture into an architecture of restraint, tactility and permanence. Located at the corner of Campbell Parade and Hall Street, the project reframes barefoot luxury as spatial generosity, environmental responsiveness and a deep connection to place, balancing contemporary ambition with respectful engagement with Bondi’s cultural history.
A stepped Hall Street façade responds to the finer grain of the village, while a retained gable-roofed corner preserves the former Bates Milk Bar and Bondi’s Art Deco lineage. A slender Campbell Parade form is expressed through sculpted concrete arches framing coastal views. Scalloped forms and recessed balconies draw inspiration from eroded rock shelves and wave patterns, grounding the architecture within Bondi’s streetscape.
At street level, active retail and a retained heritage façade contribute to the public realm. Above, naturally ventilated homes open to light, air and sea breezes, creating a climate-responsive piece of architecture grounded in memory.
From early conception, our aim was to create homes that genuinely enhance everyday life for residents, reflecting the laidback lifestyle Bondi is renowned for. We wanted each home to feel generous, relaxed and deeply connected to its setting, where natural light, ventilation and long coastal and neighbourhood views are integral to daily living. Each dwelling is oriented to capture outlooks toward the iconic coastline reinforcing a seamless relationship between indoors and out. Hall and Campbell blends naturally with its context, giving residents a lasting sense of comfort, pride and belonging.
