Consultation Draft
Creating Clarity for architectural services
The Australian Institute of Architects has released a consultation draft of the Outline of Services, a new document defining architectural service stages, tasks and deliverables. Developed by the Large Practice Forum, this framework supports clearer client-architect relationships and aligns with the Institute’s broader advocacy efforts. The document aligns with the Institute’s advocacy for improved service quality, risk management and professional clarity across the built environment sector.
The Outline of Services – Consultation Draft maps out architectural services across eight project stages:
- Strategic Definition – clarifying the client’s problem and identifying solution pathways
- Briefing & Preparation – formalising the Project Brief through feasibility and site-specific studies
- Concept Design – testing ideas against client requirements and site context
- Spatial Arrangement – aligning built form and spatial requirements with the brief and cost plan
- Design Development – detailed coordination across disciplines to refine the design
- Construction Documentation – preparing detailed documentation for approvals and procurement
- Manufacturing & Construction – support during the build phase, including site advice and inspections
- Handover & Use – final commissioning, defects management, and post-occupancy evaluation
The framework is procurement-agnostic, acknowledging varying service pathways such as design-and-construct or early contractor involvement.
This framework endeavours to be a tool to promote informed, transparent discussions around the architect’s scope before it occurs, providing visibility over essential work that might otherwise be overlooked.

MEMBER Feedback
The Outline of Services Consultation Draft is released for a six-month member consultation period to ensure feedback from across the profession is captured before its final endorsement by National Council in mid-2026.
