Guoco Midtown, an 88,300m² mixed-use redevelopment on Beach Road, Singapore, exemplifies innovative urban open space design focused on Privately Owned Public Spaces (POPS). Eschewing the typical superblock model, it integrates human-scale buildings, traditional streets, and activated city room spaces, including the covered Midtown Market, and Midtown Square, creating 25% of the ground plane as POPS. In addition, 19,000m² of green open space across eight gardens and plazas, achieves an impressive 94% Landscape Replacement Area (LRA).

The 71,500m² Grade A office tower combines a Network Building supporting dynamic business needs with flexible leasing options, along with numerous amenities for staff well-being, including a 50-metre pool as well as a jogging and fitness trail. Midtown Bay, the residential component, offers 250 units designed for urban living. Certified Green Mark Platinum, the development includes district cooling, rainwater harvesting and extensive greenery.
