Boronia Apartments is an affordable housing development delivering 74 long-term rental homes in Sydney’s Waterloo precinct. Turner approached the design with the underlying principle that good design should be for everyone demonstrating how high-quality architecture can address housing affordability while contributing positively to the public domain.

The building provides a mix of apartment types designed for flexibility and to accommodate diverse household needs. The landscaped courtyard is at the heart of the building and a variety of shared social spaces and a ground-floor retail tenancy support connection and active street life. Passive design strategies, an all-electric services approach and solar generation reduce energy use supporting long-term sustainability and affordability.

Boronia Apartments responds sensitively to its urban context, integrating with surrounding streets and future open space connections while maintaining a human scale. The project exemplifies a values-led approach to affordable housing by prioritising dignity, durability and environmental responsibility alongside financial viability.

Boronia Apartments fit for purpose affordable rental housing demonstrates how thoughtful design can deliver lasting social impact. The building is a demonstration of an architect genuinely listening to the client’s needs and building lifecycle requirements to deliver enduring design appreciated by the residents. Boronia’s residents, the key judges of great design, have enthusiastically recognised the attention to detail that has been incorporated throughout the project, both within the private spaces and also within the communal spaces. The design and delivery approach has resulted in a building standard not just for affordable housing but one all residential projects should strive for.
