26 Cooyou Close reimagines what residential architecture can achieve in remote Western Australia, delivering housing diversity to a community where options have long been limited. The marina-front site presented significant constraints, but through collaboration with client Mathew Hoare, Plus Studio developed an innovative twin-key typology: six three-storey dwellings, each comprising a self-contained one-bedroom apartment at ground level and a three-bedroom home above. This arrangement offers residents flexibility in how they live, whether occupying the whole building, adapting seasonally, or providing smaller accommodation for local workers who would struggle to find suitable housing.
The design responds intelligently to Exmouth's demanding climate. Deep overhangs provide passive shading, all units achieve cross-ventilation, and a durable Colorbond envelope withstands cyclonic conditions and wet season weather. Generous terraces capture marina and ocean views while extending living spaces outdoors.
The built outcome demonstrates that thoughtful, climate-responsive design can meaningfully contribute to housing choice and community resilience.
Plus Studio were a pleasure to work with, bringing a thoughtful approach to resolving the constrained site. After testing multiple configurations, we developed an innovative twin-key model that delivered the equivalent of twelve units from six dwellings, achieving financial viability. Innovative architectural solutions enabled straightforward, cost-effective construction and a robust design suited to Exmouth’s wet-season conditions. The team remained engaged throughout construction, providing timely guidance. Four units have now sold and owners are extremely pleased.
