1010 LaTrobe Street attempts to strike a balance between the holistic needs of its inhabitants and wider community values. As in any responsible development the principles of Ecological Sustainability impacted on all decisions relating to the design of the building and its operational systems and performance. * Speculative Office Building It isn't easy being green. 1010 LaTrobe Street was delivered with a fixed price design and construct building contract in the context of a speculative commercial environment. Clearly, the budget was tight and the approach to ESD had to be integral, effective and cost neutral. In this speculative development environment, ESD is not a kind of optional extra, not a kind of status symbol, but rather it is integral to all decisions relating to the design of the building and its operational systems and performance. * It doesn't look Green! No, its blue and orange. A “nuts and berries” aesthetic can easily disguise a range of building types as appearing “sustainable”. 1010 LaTrobe Street deliberately casts off such green-washing. The design strategy is deliberately contemporary and provocative - referencing themes and visual codes of our technological age. Circuit boards, bar codes, morse codes, binary numerals can be interpreted in the striated precast concrete panels. * Spatial Organisation 1010 LaTrobe Street benefits from a generous foyer through which tenants must walk to access the lift lobby associated with Ground Floor café facilities - encouraging ‘time out' to socialise and get to know other tenants. Construction of 1010 LaTrobe Street reflects modern organisational culture with flexible and functional floors -
 
 

comprising features such as ‘no ceilings' over open planned spaces to facilitate easy technology upgrades, rapid space reconfiguration and to enhance cross-pollination of ideas between tenants. The on-off perimeter wall system is based on common office modules, allowing maximum flexibility of fit-out. * Key ESD initiatives: Passive Building Design - 60% of NLA less than 8 metres from vision glazing - 50% precast walling provides solar protection and good thermal mass - No ceilings – reduced material use, good thermal mass - High performance glazing Water - Closed loop blackwater treatment plant - Minimum 4A fixtures and fittings - 75% contribution solar hot water system - Ground water treated though bio-swale system Management - Extended commissioning and tuning of building plant - Extensive metering and monitoring of building systems and performance - On site recycling facilities Transport - 50 secure bicycle spaces - Extensive bicycle user facilities Construction - Environmental Management Plan - 80% construction waste diverted from landfill - 60% integrated fit-out Light & Power - High frequency lighting ballasts - T5 linear fluorescent fittings - 160 lux provided to integrated fit-outs - Effective office lighting zoning and control Mechanical - Air cooled chillers - Variable speed drives in major plant and equipment Materials - 95% of all painted surfaces are low VOC - All carpets are low VOC - All composite wood products are LFE - All timber sourced from plantation sources - 60% steel contains more than 50% recycled content - Over 50% reduction in PVC use Ratings - ABGR 4.5 stars - Greenstar 5 stars - Vicurban – Award of Merit
